A warranty inspection shares similarities with a standard home inspection, but it serves a distinct purpose. While some areas overlap, this inspection is specifically designed to identify issues that fall under your builder’s warranty, ensuring they are properly addressed.

What to Expect from Your Warranty Inspection

Our inspection follows the Arizona Registrar of Contractors (ROC) checklist, a comprehensive 340-point guide to evaluating construction workmanship and minimum standards. Any issues identified in this report directly correlate to possible deficiencies on that checklist, making it easy for you to present this report to your builder for necessary repairs. In general, builders will take the time to address the concerns that were documented in your home and warranty inspection but this isn't always the case. If things aren't going smoothly with the repair process, we've put together a step-by-step guide to help you get things moving with the builder.

Inspection Snapshot & Limitations - The observations in this report capture the home’s readily accessible, visible conditions only as they appeared on the day of inspection. A house is a living system: materials age, components fail, and hidden issues can emerge at any time after we depart. Because our inspection is non-invasive (no dismantling of finishes, insulation, or equipment), we cannot see inside walls or predict future performance and some deficiencies may remain undiscovered. While every reasonable effort is made to identify concerns, neither AJF Inspections nor the inspectors can assume responsibility for conditions that develop later or for issues that were not visible or reasonably detectable at the time of inspection.

What to Expect from YourTypes of New Construction Warranty Inspections

Newly built homes typically undergo three key warranty inspections, each serving a different purpose:

10-Day Warranty Inspection: Conducted while the home is still under the builder’s ownership or immediately after closing, ensuring any early defects covered by the 10-day warranty are documented.
One-Year Warranty Inspection: Performed around the 10th to 11th month of occupancy, this inspection serves as the last opportunity to document one-year warranty items before coverage expires.
Two-Year Warranty Inspection: The final checkup, ensuring that unresolved issues from the one-year inspection have been properly addressed and identifying any additional concerns covered by the two-year warranty.

How We Document Issues on a Warranty Inspection

To provide a clear and comprehensive report, we use:

Photos & Videos – Each potential issue is documented with multiple images and videos.
Marking Tape – Every affected location is visibly marked for easy identification (when given permission).

If we are asked not to use marking tape, we compensate by taking an abundance of photos and videos to ensure clear documentation. However, without tape, pinpointing exact locations may require a closer review of the images and videos.
